Three Steps for Tenants Moving In

You’ve been offered a rental home to live in, your Tenancy Agreement has just arrived, you’re all set to sign. Stop.
Take a second and ask, what are the top things I should do now?
Below are 3 of our top suggestions.

1: Read & understand your Tenancy Agreement
Simple but often overlooked, your tenancy agreement should contain all the essential information to help make your tenancy as smooth as possible.
- To who, when and how do you pay your rent?
- How, when and to whom do you report any maintenance?
- What are you are responsible for? The garden and the lawn / reading the power meter?
- What is the landlord responsible for?
- Any additional Terms for the agreement? Are pets are allowed, if so, are there specific cleaning requirements or other conditions because of your pet?

Is there anything prohibited? No parking on the lawn? No sub-letting? No access to a locked cupboard?

2: Inspect the property thoroughly
When you move into the property, what does your moving in report (Property Condition Report) for the home say? If you don’t have one or are unsure, ask for one. This will set the standard for how the property will look when you end your tenancy.
Make sure you complete your Property Condition Report (PCR) and hand it back to the landlord, noting any discrepancies that you may see.
Is there a scuff on a wall that is not listed in the PCR? Add this comment in, you want to sure you can’t be held responsible for it when moving out.

3: Understanding Utilities
What services do you need to setup before you start your tenancy?
Is the power in the owners name, or do you need to setup your own account?
If you’re unsure and don’t know which provider to use, ask your property manager, they should have some contact information to help your search. There are companies (Fast Connect and Moving Hub) who help tenants find utility companies.

Taking your time when moving into a new rental home will save both your time and sanity at the end of your tenancy. If you’re unsure ask your Property Manager, they are ready to help you.
