Two recent scathing news reports have re-highlighted the importance of maintaining your home and the implications this has on Healthy Homes compliance. A stern reminder owners and property managers need to understand their obligations.
Many homes last had a complete Healthy Homes check in 2020. We are seeing a growing need to have these updated particularly for older homes where insulation may have degraded or windows and doors no longer shut tight.
We have begun complimentary checks between tenancies getting our in-house assessor to check the 5 key areas namely insulation, draft stopping, gutters / drainage , heating and ventilation. We check if log burners and heat pumps are being regularly serviced, gutters regularly cleaned and that extraction vents are clear both inside and out. He pops his head in the ceiling to make sure insulation is still 120mm thick and batts have not been dislodged.. He is back up the ladder checking if gutters are clear.
Being able to document the condition regularly helps owners mitigate risk from tenant litigation and ensures a warm, dry and healthy home to live in.
