Maintenance Report - Tapi

Tapi (Our Property Maintenance Software partner) have produced a fantastic review of maintenance requests across New Zealand, showing work done from July 2024 to June 2025. It is useful in budgeting for maintenance at your investment property. Below are our key take-aways.


ELECTRICAL

Costs for heating and air-con stayed steady with a rise in June accounting for the cooler weather. Lighting and power repairs remained stable throughout, with minor fluctuations, in particular the dip in February 2025. Average costs was $151 to $329

Tips and Tricks:

1. Replace any dim or flickering bulbs to improve energy efficiency and visibility.
2. Check outdoor lights to ensure they are properly sealed against rain and moisture.
3. Test safety switches to ensure they are functioning correctly and protecting circuits.


PLUMBING

Maintenance for plumbing has held steady over the year, taps were the most common maintenance request. Average costs were between $165 and $422.

Tips and Tricks:

1. Check insulation on exposed pipes to prevent frost damage during freezing conditions.
2. Schedule grout and seal inspections of showers, as water ingress behind tiles is a common cause of damage.
3. Ensure extractor fans function properly, to reduce mould. As-well as complying with Healthy Homes.


APPLIANCES

Stove top maintenance remained the most common throughout the past year. All three appliance types (stove, washing machine & dishwasher) costs have risen steadily since January 2025. Average cost - $132 to $423

Tips and Tricks:

1. Inspect all laundry spaces for signs of moisture.
2. Schedule deep cleans for ovens and rangehoods in or after long tenancies to reduce risk and grease build-up.
3. Removing all food from dishes and running hot cycles in dishwashers will help with appliance hygiene (we tell tenants to do this).
