Market Rent in Wanaka: December 2025 to May 2026

The latest Tenancy Services bond data shows that market rents in Wanaka continued to strengthen between December 2025 and May 2026. While the number of rental bonds lodged for many property types declined compared with previous years, median weekly rents increased across much of the market.

For landlords and property investors, this could indicate a tightening rental market, where reduced rental supply is contributing to higher rental returns. 3-Bedroom Wanaka Rental Homes: Market Rent Trends

According to Tenancy Services bond data, the Wanaka rental market for 3-bedroom homes has shown continued strength between December and May over recent years. Median rent remained steady at $800 per week in both 2024 and 2025, while the number of bonds lodged stayed above 460 during the same period.

In 2026, however, the number of bonds lodged for 3-bedroom rental properties in Wanaka fell to 381, a 17% decrease compared with previous years. At the same time, median rent increased to $850 per week, representing a 6% rise year-on-year.

Bond data for 4-bed Wanaka homes shows a steady increase in median rent from 2023 to 2026, increasing from $900 per week to $1,000 per week. This rise in median rent was greatest between 2023 and 2024, increasing $78 per week, 8.7%.

Looking at median rent in 4-bed Wanaka rental homes between 2025 to 2026, there was 2.8% increase, whilst the reported amounts of bonds lodged fell 36, from 228 to 192, representing a 15.8% fall.

What This Means for Wanaka Landlords

Owners of three and four-bed Wanaka rental homes are likely to be seeing a rise in median rent if supply of continues to decrease. The increase so far would suggest tenant demand remains strong, and would likely continue with the apparent decrease in the amount of properties being offered. Landlords may be seeing improved rental returns as the year continues, while tenants face increasing competition for quality homes.

Is Rental Supply Tightening?

While bond data doesn't tell the whole story, decreasing amount of bonds lodged and increasing median rent suggests the Wanaka rental market is tightening.
